I have been encouraging buyers to move quickly. I cannot stress enough how important it is to buy now...pricing is moving upward! Even if your not sure you can qualify, TRY! All they can say is "no". If my lender says "NO", then we work out a plan to get your credit on track so you can buy.

Prices have steadily climbed in the last 2 months. Why? Inventory is low! I tell you this...if Obama gets his way in preventing foreclosure...you will see nothing to sell. The prices are sure to rise faster due to demand for so little housing to go around. I am warning all of my buyers now. We need foreclosures to have sales that eventually turn into equity sales later. If we have no foreclosure, then we have no owners with the equity to sell until pricing gets back to 2004-2005. That is not going to happen in my lifetime!

Today's rates are as low as they were before the boom! Prices are awesome! You can get a $140K home at$1023 per month FHA! Geee wiz folks...there has never been a better time to buy a home. That payment is as low as rent!

The rate is around 4.8%. That gives you the $1023 payment FHA. If the rate goes to 5.2%, then the payment goes to $1058. That is big! If you only qualify for $140K at that rate and the rate jumps to 5.2%, then you can only buy $135K!! That is a big difference in the type of home you can then buy!!
